1. ADU (Accessory Dwelling Units)
What is it:
Small residential buildings on a private home site — studios, mini-houses, extensions, attached garages.
In California, the law allows building ADUs on almost any site with a residential building. Homeowners can earn additional income from rent.

What is it:
The construction of duplexes, triplexes, and small multifamily buildings on parcels where such development is permitted.
California Senate Bill 9 (SB 9) allows property owners to split lots and build 2 to 4 housing units on them.

4. Balcony and exterior elevated elements inspection (SB 721 & SB 326)
These laws require owners of multi-family buildings and condominiums to conduct regular inspections of Exterior Elevated Elements (EEE), such as balconies, decks, stairways, and walkways.
The inspections must be carried out by a licensed architect or engineer. If any hazards or structural damage are found, repairs must be completed by the owner.
The first inspection deadline is January 1, 2026, and follow-up inspections are required every six years
5. Seismic Retrofit of Soft-Story Buildings
Some cities, such as Torrance, have enacted ordinances requiring seismic retrofitting of soft-story buildings (e.g., structures with open ground floors or tuck-under parking).
These rules typically apply to buildings constructed before 1976 and aim to prevent collapse during earthquakes.
However, single-family and two-family homes are generally exempt.
